Job Description
The Head of Industrial Real Estate will be responsible for developing and optimizing the Industrial Real Estate portfolio in North America (USA, Canada, and Mexico), including warehouses, yards, and cold chain facilities. This includes negotiating leases, managing relationship with brokers and institutional landlords, as well as implementing, decommissioning and subleasing buildings in close coordination with the regional Maersk Contract Logistics (MCL) organization and category leads in Maersk's corporate headquarters. The role will be accountable for driving savings through strategic sourcing and by leveraging our global scale with regional and global partners. In addition, the role will be responsible for leading and supporting the energy transition initiatives within our regional portfolio.

Responsibilities

  • Develop and execute the Industrial Real Estate strategy in conjunction with MCL stakeholders in the region and Maersk's corporate headquarters, setting both short and mid/long term priorities.
  • Enable profitable growth across multiple Fulfilled by Maersk products (Ambient Warehousing, Temperature Controlled Warehousing, CFS stations for Airfreight, etc.) incl. the real estate technical and commercial support for the development of investment proposals .
  • Evaluate, select, and negotiate commercial terms and lease provisions for warehouse openings, relocations, renegotiations, and renewals.
  • Undertake continued evaluation of the pricing and yield returns for industrial and logistics real estate purchase and leasing markets ensuring the competitiveness in acquisition and leasing for Maersk.
  • Maintain a central database of leases and actively manage contracts and hold vendors accountable for performance.
  • Develop the annual procurement gameplan for Industrial Real Estate and maintain a strong pipeline of cost saving and optimization initiatives in the procurement project management tool (PPM).
  • Build a Supplier Relationship Management (SRM) framework for Industrial Real Estate and foster strong relationships with landlords, brokers, developers, and other vendors across a network of 150+ existing facilities in North America.
  • Actively participate in M&A deal processes, specifically during due diligence.
  • Identify leasing trends in the industry and maintain an in-depth knowledge of competition.
  • Oversight of delivery of large development projects, both brownfield and greenfield, in line with Maersk's ambitious footprint development strategy across multiple products.
  • Project management, tenant build-out and scheduling for construction efforts in existing facilities.
  • Oversight of industrial assets of more than 20+ Million square feet.
  • Constantly identify and mitigate risks to strategy delivery, schedule, scope, and resources while balancing competing priorities across multiple strategic initiatives.
  • Lead and inspire the Industrial Real Estate team and drive collaboration within Asset Strategy and Strategic Partnerships (ASSP) and with other functions.
  • Provide business intelligence and market information on the status of the industrial and logistics real estate market, trends, and new development opportunities.
  • Drive compliance and safety within Industrial Real Estate.
  • Manage the charge in Maersk's sustainability efforts, delivering on the decarbonization objective across all facilities.
  • Lead other projects as directed by leadership.
  • Responsible for an annual spend of +$300m.
  • Relationship management with stakeholders such as Brokers, Landlords, Developers Investment Firms, Contractors, Customers and Regulatory Agencies.

What You Bring:

  • +10 years of relevant work experience in Industrial/Logistics Real Estate, Supply Chain Management, Warehousing operations and/or Procurement.
  • High emotional intelligence with demonstrated ability to deliver high quality results in a fast-paced, dynamic environment.
  • Significant exposure to Industrial and Logistics real estate asset class incl. transaction management experience with ability to close agreements, due diligences, and commercial terms in line with corporate policies.
  • Knowledge of financial & investment analysis techniques including discounted cash flow and capital budgeting.
  • Entrepreneurial spirit and ability to source off-market opportunities.
  • Excellent communication and people leadership skills.
  • Excellent negotiation and persuasion skills.
  • Ability to deal with ambiguity and constant change.
  • Strong Project Management experience.
  • Understanding of the North America Industrial Real Estate market and commercial contracting process.
  • Ability to build excellent rapport with internal and external teams.
  • Advanced skills in Microsoft Office Suite (Excel, PowerPoint, Word).
  • Comfortable with approx. 20% travel per annum.

Pay Range

  • $120,000 - $160,000


*The above stated pay range is the anticipated starting salary range for the position. The Company may adjust this range in light of prevailing market conditions and other factors such as location. The Company will work directly with the selected candidate(s) on the final starting salary in accordance with all applicable laws.
